This site is on Fairchildes Avenue, close to the entrance to Fairchildes Primary School. This site provides the opportunity to develop housing while creating an improved environment for the benefit of the school and the local residents.
A pair of four-storey pavilion blocks will be placed on the site to the east of the entrance to the school, while the other half of the site is given over for use as a playground. The new buildings are positioned in response to various site constraints, forming part of the new typology of buildings along Fairchildes Avenue. The efficient footprint of the building allows us to maximise the landscaping and amenity on the site - pushing the buildings as far back as possible from the road allows us to create an accessible pedestrian path, and provides safer access to the school for pupils. Open, recessed balconies and a contextually sensitive fenestration treatment is used throughout to maximise daylight, create effective shading, and reduce solar gain, providing usable private amenity for residents. The buildings will be chamfered to create a generous shared space and allow views through.
These buildings use the same material concept as the other buildings along Fairchildes Avenue. Taking reference from the built context, this brings a contemporary and distinctive character to the building and creates a new local vernacular for the area. Varying brick bonding patterns adds a playfulness to the elevational treatments.
The blocks are both broken centrally to express the position of the stairwell, which visually breaks down the overall form of the building. This also emphasizes the entrance on the corner, positioned to make it legible from all approaches.
The landscape strategy creates an improved provision of play space surrounding the building, an informal counterpart for a new playground to the west of the site, integrated with sustainable drainage features and biodiverse planting, which connects to the green corridor link between the developments.
