Overview:
RUFFARCHITECTS have been appointed by Brick by Brick Ltd., the development arm of Croydon Council, to design and deliver four residential sites in New Addington, a suburb marking the border between Greater London and Surrey. These projects form part of the second wave of the Smaller Sites Programme, an initiative to utilise infill and back-land sites of varying scales and conditions for new high-quality housing. Three of the sites are located along Fairchildes Avenue, a road framed by semi-detached homes to the north and the Green Belt landscape and school sites to the south.

Community Impact & Value:
The developments are designed not only to provide new homes but also to enhance the existing community environment. The proposals seek to create safe pedestrian and cycling routes for pupils travelling to and from school, transform underused green verges into places of rest and appreciation of local views, and introduce ecological habitats to provide learning opportunities for children. Informal seating areas and safeguarded playground zones will offer valuable social and recreational spaces for residents and schoolchildren alike. The scheme also contributes to Croydon Council’s wider ambition, with profits reinvested into public services that directly benefit the local area.

Technical Insights & Challenges:
The positioning of the new flatted blocks responds to the existing urban fabric, continuing the established boundary condition along Fairchildes Avenue. Designing within the sensitive edge condition between suburban housing and the rolling Green Belt landscape required careful integration of built form, landscape, and ecological considerations. The challenge lay in balancing new housing provision with the preservation and enhancement of the character-defining green verges and tree lines, while ensuring connectivity to local schools and wider natural networks.
