The Palace Gardens redevelopment seeks to revitalise the commercial and civic heart of Enfield Town through a comprehensive mixed-use scheme that responds to contemporary retail, residential and community needs. Located within a highly accessible town centre setting, the site currently functions as the primary retail focus but is constrained by ageing infrastructure, fragmented frontages and limited unit flexibility.

The proposal introduces a reconfigured urban block structure combining active ground-floor retail with high-quality residential accommodation above. Central to the scheme is the creation of new, legible pedestrian routes, including a strengthened north–south connection, alongside significant enhancements to public realm and open space. A network of green links and improved connections to Town Park and the New River aim to reinforce the site’s relationship with its wider landscape context.

Design principles prioritise active frontages, adaptable retail units, and improved permeability, while accommodating a range of building heights that respond sensitively to surrounding heritage assets and townscape views. Residential elements are supported by integrated amenity spaces and a balanced unit mix aligned with local market demand.
