Recently our team joined forces with our fantastic client and contractor partners at CField for a charity run, raising funds and awareness for Great Ormond Street Hospital. It was a brilliant evening of energy, teamwork, and good humour (plus a few tired legs!), reminding us how powerful collaboration can be both on and off-site. - Project: Beresdford Progress
Progress is moving steadily on our Beresford student accommodation scheme in Woolwich. The slipform core and Stairmaster installation are now complete, with drainage works, the ground floor slab, and vertical reinforced concrete on the ground floor also finished. We’ve now begun shuttering for the Level 1 slabs as the building starts to rise. Exciting momentum as the project continues to take shape! Back to News

A kit of parts - an axonometric view of our student housing project reveals the complexity and coordination behind its external envelope system in disco mode! Our detailed BIM model represents months of careful organisation, collaboration, and coordinated design and aligning architecture, structure, and services into a single, coherent system. - Project: Guildford Plaza Practical Completion
We’re proud to announce the practical completion of Guildford Plaza! Our first co-living project, and our first venture outside of London, has officially reached practical completion in the heart of Guildford’s conservation area. This scheme brings together a thoughtful mix of building scales and rich brick tones, complemented by distinctive contrasting green windows that respond sensitively to the historic context. Delivered during a challenging legislative moment for the construction industry, this milestone marks an exciting step forward for us as a practice, expanding both our typologies and expertise. We can’t wait to see the spaces come to life with students and local commuters in the coming weeks. A huge congratulations to the RUFF team and everyone involved in making Guildford Plaza a reality. - Project: Guildford Plaza Opening Ceremony
The ribbon was cut by Town Mayor Cllr Howard Smith and John Nesbitt, Managing Director of Habito Co‑Living, marking the start of a new chapter for this bold co‑living development. The event brought together councillors, neighbours, collaborators, and our client, Tiger Developments, to celebrate 301 homes, co‑working space, and a refreshed public realm. It was fantastic to see the project come to life and to celebrate the achievement with everyone involved. Back to News
- Project: Exeter Student Accommodation
The facade studies explore a dialogue between brickwork and metal mesh panels, drawing inspiration from the site’s past life as a metalworks pressing factory. Layers of detail emerge through brick rustication, expressed with soldier courses, corduroy textures, and chevron shadowing, bringing depth and tactility to the elevations. Paired with the lighter expression of perforated metal, the palette speaks to both permanence and precision: grounding the building in its industrial heritage while introducing a contemporary edge to student living in Exeter. A balance of brickwork and rustication provides weight and permanence, while critical window proportions punctuate the elevations with clarity and consistency. Early explorations for our new student accommodation scheme in the heart of Exeter. These sketches and facade studies test how the building can sit comfortably within its urban setting while offering a strong architectural identity. We’ve been refining massing, rhythm, and materiality to create a scheme that feels both contextual and contemporary. Planning submission is on the horizon, more to follow soon. Back to News
